Popcorn ceilings and tract repair in Vista

Fifteen minutes inland and the marine layer quits following you. Vista sits in the hills between Oceanside and San Marcos, several degrees hotter and noticeably drier than the coast, and that single fact changes how fast compound sets, how early in the day texture has to go on, and what has been happening to the slab under the house for the last forty years.

What is on the walls here

How Vista was built, and what that leaves us

The core of the city is 1970s and 1980s tract, and for a drywall contractor that makes Vista the most reliable source of popcorn ceilings in North County. Sprayed acoustic went on almost everything built here before 1980, which puts nearly every one of those ceilings inside California's presumption that a sprayed surfacing material in a building from 1980 or earlier contains asbestos until a certified consultant samples it and a lab says it does not. Walls in the same stock are orange peel, sometimes a heavy one, over board that has had fifty years of seasonal movement in it — so nail pops along the studs and hairline cracking at the corners of doors and windows are routine rather than alarming. North Vista in 92084 still has older ranch homes on half-acre lots with detached garages and additions built by whoever owned the place in 1978, which means mixed board thicknesses meeting in the same plane. Shadowridge in 92081 is the 1980s and 1990s side: two-story, knockdown ceilings, high stairwell walls. And inland heat and expansive soil show up as settlement cracking that runs diagonally off a corner — worth reading before it gets patched, because a crack that keeps coming back is telling you something the wall cannot fix.

None of the above is a quote. Two houses on the same street can carry different board, different texture and different problems behind the wall, so the number comes after somebody has looked at it — not from a page.
