North County San Diego
Drywall in Carmel Valley
Get the name straight first: Carmel Valley is City of San Diego, not Del Mar, whatever the mail says. It was planned as North City West and built out from the mid-1980s through the 2000s, and that date range makes it unusual on this list — one of the few places in North County where the popcorn conversation almost never comes up, because almost none of it was built early enough to have any.
What is on the walls here
The stock in Carmel Valley, and what it means for a finish
What it has instead is one of the densest concentrations of thirty- to forty-year-old production and semi-custom housing in the county, all of it now on its second or third interior. Knockdown ceilings and orange peel walls are the builder standard, applied by production crews on a schedule, which means the texture is consistent and matchable — good news on a patch, and the reason a competent repair here really can disappear. The two-story plans are the work: twenty-foot entry walls, open stairwells with a return at the top, and a landing that puts the worst wall in the house eighteen feet off the floor. Almost every serious remodel in the neighborhood involves taking a wall out between a kitchen and a family room, which is a framing, beam and ceiling-plane job long before it is a taping job — the new ceiling has to meet the old one flat and hold the same texture across the joint, or the line shows forever. Canyon-edge lots on the west side add a moisture element the interior tracts do not have. And the Del Mar Highlands and One Paseo corridor keeps a steady run of retail, office and medical tenant improvement going within a couple of miles of every one of these houses.
None of the above is a quote. Two houses on the same street can carry different board, different texture and different problems behind the wall, so the number comes after somebody has looked at it — not from a page.
Before you hire anyone
Read the standard first
These pages are picked for what Carmel Valley actually has on its walls. Most arguments about drywall quality turn out, on inspection, to be arguments about a scope nobody wrote down — so it is worth knowing the vocabulary before the estimate, including ours.
Ceilings and popcorn removal
What removal actually involves, what is usually found on the ceiling underneath, and the testing that has to happen first on anything built in or before 1980.
Textures
Every texture in common use here, how each one is applied, and the honest answer on how close a patch can get to it years later.
Finish levels
The six GA-214 levels and the three conditions that move a wall from Level 4 to Level 5 — a sheen above flat, a deep colour, or light raking across it.
Repairs
Patch or replace, how to tell which you have, and the three questions that answer it before anyone drives out.
