Smooth walls and Cedros build-outs in Solana Beach
Under 13,000 people in about three and a half square miles, wedged between Cardiff and Del Mar, with a meaningful share of the city sitting directly on the bluff. Small place, high standards, and a design district in the middle of it that makes the commercial work here as fussy as the residential.
What is on the walls here
How Solana Beach was built, and what that leaves us
West of the 101 the bluff-top houses take onshore wind and full afternoon sun off the water, and a lot of them have been remodeled into the contemporary idiom — smooth walls, flush reveals, minimal trim, ceilings that run out to a glass wall with nothing to break them up. That is Level 5 territory and it is honest to say so, because a Level 4 wall under low-angle light on a long uninterrupted plane will show every joint by five o'clock. It also makes patching unforgiving: there is no texture to hide a repair in, so a smooth-wall patch is a full-plane float, not a six-inch circle. East of the tracks, Eden Gardens is the original neighborhood — small single-story houses on tight lots, older board, some plaster, and additions of every vintage. Lomas Santa Fe is 1970s ranch around the golf course, which puts it squarely in sprayed-ceiling territory and squarely inside the pre-1980 testing presumption. The Cedros Design District on the other side of the tracks is showrooms, studios and small retail, and that work is tenant improvement: metal stud, clean reveals, and finishes people will stand two feet away from.
None of the above is a quote. Two houses on the same street can carry different board, different texture and different problems behind the wall, so the number comes after somebody has looked at it — not from a page.
Before you hire anyone
Read the standard first
These pages are picked for what Solana Beach actually has on its walls. Most arguments about drywall quality turn out, on inspection, to be arguments about a scope nobody wrote down — so it is worth knowing the vocabulary before the estimate, including ours.
Ceilings and popcorn removal
What removal actually involves, what is usually found on the ceiling underneath, and the testing that has to happen first on anything built in or before 1980.
Finish levels
The six GA-214 levels and the three conditions that move a wall from Level 4 to Level 5 — a sheen above flat, a deep colour, or light raking across it.
Repairs
Patch or replace, how to tell which you have, and the three questions that answer it before anyone drives out.
Commercial
The commercial scope: non-structural metal stud framing, rated assemblies, shaft walls, acoustics, suspended ceilings and finishing to the level on the schedule.
