Drywall in Del Mar, where access comes first

Access is the first line of the estimate in Del Mar, before anything about the wall. Under four thousand residents in a square mile and a half, streets that switchback up the hill, no driveway on a good share of the lots, and a twelve-foot sheet of board that has to get from wherever the truck ended up to a second-floor room. Worth knowing too: the city ends at the hill. Del Mar Heights and Carmel Valley have Del Mar addresses but are City of San Diego, and locals hear the difference.

What is on the walls here

How Del Mar was built, and what that leaves us

The Beach Colony holds 1920s to 1940s cottages on lots the size of a garage, most added to several times, many with original plaster still in the older rooms. Olde Del Mar climbs the hill, and those houses are wood-forward in a way the rest of the county is not — exposed beams, tongue-and-groove ceilings, board meeting timber, and details where the drywall has to die cleanly into something that is not drywall. Crest Canyon and the east side are more conventional. What the whole city has in common is light. These are houses designed around a view, which means long glass walls, west exposure and ceilings that run out to meet them — and low afternoon sun across a long plane is the most demanding condition a finish can face. Smooth is the default here, Level 5 is the honest specification, and anyone quoting a smooth wall at a Level 4 price on a house like this is quoting a callback. Pre-1978 construction is common enough that lead-safe practice is assumed rather than exceptional.

None of the above is a quote. Two houses on the same street can carry different board, different texture and different problems behind the wall, so the number comes after somebody has looked at it — not from a page.

Read the standard first

These pages are picked for what Del Mar actually has on its walls. Most arguments about drywall quality turn out, on inspection, to be arguments about a scope nobody wrote down — so it is worth knowing the vocabulary before the estimate, including ours.
