Drywall in Encinitas, Leucadia and Cardiff

Five towns voted to become one city in 1986 — Old Encinitas, New Encinitas, Cardiff-by-the-Sea, Leucadia and Olivenhain — and people still use the old names, correctly, because the walls are genuinely different in each. Twelve minutes down the coast from the shop, and after Carlsbad itself the busiest city on this list.

What is on the walls here

How Encinitas was built, and what that leaves us

Along the 101 and through Leucadia the stock is 1950s and 1960s beach cottage, and almost none of it is original any more. These houses have been added to repeatedly — a back bedroom in 1972, a bathroom in 1988, a kitchen wall taken out in 2015 — so a single room can hold plaster, half-inch board, five-eighths board and three different textures meeting at the ceiling line. Getting that to read as one surface is most of the work, and it is usually a skim across the whole plane rather than a patch. Moisture is the other constant. The marine layer sits until mid-morning most of the year, north-facing walls under a tree never really dry, and the failures that follow are slow: a soft corner behind a shower, board that has wicked water up off a slab, a ceiling stain that comes back every February. New Encinitas is 1970s and 1980s tract through Village Park and Sunset, with sprayed ceilings on the older half. Olivenhain is another country entirely — acre lots, custom homes, high ceilings, hand-applied textures and scopes measured in weeks.

None of the above is a quote. Two houses on the same street can carry different board, different texture and different problems behind the wall, so the number comes after somebody has looked at it — not from a page.

What we get called for here

Typical Encinitas scopes

Not a service menu. This is what the phone actually rings about in this particular place, in rough order of how often.

  1. 01

Water-damage rebuild in bathrooms, laundries and exterior walls, with moisture-resistant board where the room warrants it

  2. 02

Full-plane skim coats where an addition left three eras of board and texture meeting in one room

  3. 03

Smooth Level 5 finishes on coastal remodels with big glass and long sightlines

  4. 04

Popcorn removal in the older Village Park and Sunset tracts, tested before anything is scraped

  5. 05

Hand-texture matching on Olivenhain custom homes, sample board approved before the wall

  6. 06

Ceiling repair and re-texture after skylight, recessed lighting or duct work

Read the standard first

These pages are picked for what Encinitas actually has on its walls. Most arguments about drywall quality turn out, on inspection, to be arguments about a scope nobody wrote down — so it is worth knowing the vocabulary before the estimate, including ours.
