Hand-texture matching in Rancho Santa Fe
Almost nothing in the Covenant was sprayed. That is the sentence that matters here. The walls in these houses were applied by hand — skip trowel, Old World, heavy troweled work with rolled arrises and bullnose corners — and a hand texture carries the signature of the hand that put it on, which makes matching one the whole job rather than the last step of it.
What is on the walls here
How Rancho Santa Fe was built, and what that leaves us
Estate lots, long single-story wings and multi-week scopes: a main house, a guest house, a garage block and a casita can all sit inside one contract. Ceiling heights run high enough that the work happens off scaffold rather than a bench, and rooms are big enough that a texture has to stay consistent across forty feet of continuous wall with no corner to hide a change of hand in. On the older Spanish and Mediterranean houses the plaster and the hand texture are part of the architecture, and the right move on a repair is usually to float out across the whole plane and re-apply, not to blend into the middle of a wall where the transition will read from the doorway. The newer builds and the gut remodels go the other way entirely — smooth Level 5, square corners, flush reveals, and ceilings with no break in them. Both of those are careful work rather than fast work, and the honest way to sell either is a sample board hung on the actual wall in the actual light before anything is committed to.
None of the above is a quote. Two houses on the same street can carry different board, different texture and different problems behind the wall, so the number comes after somebody has looked at it — not from a page.
What we get called for here
The work that actually comes out of Rancho Santa Fe
Not a service menu. This is what the phone actually rings about in this particular place, in rough order of how often.
Hand-texture matching — skip trowel, Old World and troweled finishes — with a sample board approved on the wall first
Multi-week estate scopes covering main house, guest house and casita in one contract
High-ceiling and great-room work off scaffold, including vaults, barrels and coffers
Smooth Level 5 on contemporary gut remodels, walls and ceilings both
Bullnose and radius corner work, arched openings and curved soffits
Full-plane re-texture where a previous repair was blended into the middle of a wall
Before you hire anyone
Read the standard first
These pages are picked for what Rancho Santa Fe actually has on its walls. Most arguments about drywall quality turn out, on inspection, to be arguments about a scope nobody wrote down — so it is worth knowing the vocabulary before the estimate, including ours.
Ceilings and popcorn removal
What removal actually involves, what is usually found on the ceiling underneath, and the testing that has to happen first on anything built in or before 1980.
Textures
Every texture in common use here, how each one is applied, and the honest answer on how close a patch can get to it years later.
Finish levels
The six GA-214 levels and the three conditions that move a wall from Level 4 to Level 5 — a sheen above flat, a deep colour, or light raking across it.
