Drywall in San Marcos and San Elijo Hills
Two very different jobs share one city name here. San Marcos went from farm town to a city of nearly 95,000 with a state university in it, and the bulk of its housing went up between 1985 and 2015 — which means most of it is newer than the popcorn era, and most of the work is remodel, addition and finish upgrade rather than removal.
What is on the walls here
How San Marcos was built, and what that leaves us
San Elijo Hills is the piece to understand. It sits on a ridge with two- and three-story plans, twenty-foot entry walls, open stairwells and great rooms with a lot of glass in them — and on that kind of wall the finish level is not a preference, it is the difference between a room that looks built and a room that shows every joint at four in the afternoon. Knockdown ceilings and orange peel walls are the builder standard through most of it, and the owners remodeling now are increasingly taking the walls smooth. Down in 92069 the older ranch homes from the 1960s and 1970s are the exception to the rule: those do have sprayed ceilings, and those do need testing before anybody touches them. Around Cal State San Marcos there is a large rental block where interiors cycle hard — doorknob holes, corner bead damage at hallway turns, and the kind of fast, clean turnover repair that has to be textured and ready for paint on a fixed date. The 78 corridor on the north side is industrial and business-park shell space, which is where the metal stud and suspended-ceiling side of the work lives.
None of the above is a quote. Two houses on the same street can carry different board, different texture and different problems behind the wall, so the number comes after somebody has looked at it — not from a page.
Before you hire anyone
Read the standard first
These pages are picked for what San Marcos actually has on its walls. Most arguments about drywall quality turn out, on inspection, to be arguments about a scope nobody wrote down — so it is worth knowing the vocabulary before the estimate, including ours.
Ceilings and popcorn removal
What removal actually involves, what is usually found on the ceiling underneath, and the testing that has to happen first on anything built in or before 1980.
Textures
Every texture in common use here, how each one is applied, and the honest answer on how close a patch can get to it years later.
Finish levels
The six GA-214 levels and the three conditions that move a wall from Level 4 to Level 5 — a sheen above flat, a deep colour, or light raking across it.
Commercial
The commercial scope: non-structural metal stud framing, rated assemblies, shaft walls, acoustics, suspended ceilings and finishing to the level on the schedule.
