Drywall in Dana Point
Everything in Dana Point points at the harbor, and the harbor puts salt in the air on the wind most days of the year. Forty minutes up the 5, with three distinct pieces to it: the dense Lantern District above the water, Monarch Beach behind its gates, and Capistrano Beach south of the headlands with its own ZIP and its own character.
What we get called for here
The work that actually comes out of Dana Point
Not a service menu. This is what the phone actually rings about in this particular place, in rough order of how often.
Water-damage rebuild under decks, window heads and upstairs bathrooms, after the leak is found
Multi-unit and duplex work with shared walls and occupied neighbors on both sides
Vacation-rental turnarounds scheduled tight between bookings
Smooth Level 5 on Capo Beach modern rebuilds with long uninterrupted ceiling planes
Popcorn removal in the pre-1980 Lantern District stock, tested and cleared first
Knockdown and orange peel matching in Monarch Beach production housing
What is on the walls here
How Dana Point was built, and what that leaves us
The Lantern District is the unusual one. It is 1960s and 1970s beach housing at density — duplexes, fourplexes, small apartment buildings and single-family houses on lots barely wider than the building, with exterior stairs and decks on every level. That changes the work in two ways. A lot of it is multi-unit, which means shared walls, occupied neighbors, sound carrying between units, and the question of what is actually inside that demising wall coming up on nearly every job. And a lot of it is short-term rental, so the work gets scheduled between bookings on dates that do not move. Capo Beach in 92624 holds older bluff cottages and a growing number of full modern rebuilds — smooth walls, almost no trim, ceilings running out to glass. Monarch Beach is 1990s production with knockdown ceilings. The marine exposure is the hardest in South County and the interior consequence is water: decks over living space, window heads, and slider thresholds that have been wicking into a wall cavity for years. Ceilings under upstairs bathrooms in the older multi-unit stock are a standing item.
None of the above is a quote. Two houses on the same street can carry different board, different texture and different problems behind the wall, so the number comes after somebody has looked at it — not from a page.
Before you hire anyone
Read the standard first
These pages are picked for what Dana Point actually has on its walls. Most arguments about drywall quality turn out, on inspection, to be arguments about a scope nobody wrote down — so it is worth knowing the vocabulary before the estimate, including ours.
Ceilings and popcorn removal
What removal actually involves, what is usually found on the ceiling underneath, and the testing that has to happen first on anything built in or before 1980.
