Residential drywall, the whole scope

Everything below is work Dino Berg does himself and has done out of Carlsbad since 2014 — from a patch in a hallway to a house full of new board. Each one says what is included, what we do differently, and who it is actually for, so you can tell before you call whether we are the right people for your job.

A large residential room with newly finished white walls and ceiling and a bare floor, lit by daylight.

Servicio

New construction and additions

Board on new framing, from a single room addition to a whole house. The part that decides how it turns out happens before anything gets cut.

Qué incluye

  • A framing pre-walk with the builder or the owner: crowned and twisted studs, framing out of plane, headers not flush, and anything that will telegraph through a finished wall.
  • A backing and blocking check — cabinets, televisions, grab bars, handrails, closet systems — while finding it still costs nothing.
  • Board thickness confirmed against framing spacing, separately for walls and for ceilings, before the order goes in.
  • Sheet layout on paper: board perpendicular to framing on ceilings, butt joints staggered and kept off the most-lit wall in the house.
  • Hang, fasten to GA-216 spacing and depth, corner bead, L-bead and reveals, control joints where the standard calls for them.
  • Tape, coat and sand to the specified finish level, then prime and texture to an approved sample.

Qué hacemos distinto

The finish level and the texture go in writing before a single sheet is hung, with the assumptions stated — which level, in which rooms, assuming what paint sheen and what lighting. There is no default level in the standard, so an unwritten one is just an argument scheduled for month six. Butt joints get located at layout rather than discovered at finish, because a poorly placed butt joint is the most visible defect on a wall under raking light and no amount of coating fixes where it is.

Para quién es

Owners building a house or an addition, and builders who would rather have the awkward conversation about framing and backing in week one than a wavy wall in month five.

How finish levels work

Servicio

Remodels and room additions

Working inside a house that people are still living in. The wall is half the job; running the job without wrecking the house is the other half.

Qué incluye

  • Demolition of the existing board back to sound framing, with the debris carried out rather than piled in the driveway.
  • A look at what the old framing is actually doing before new board covers it again.
  • New board matched to the existing wall thickness so the new plane meets the old one flat.
  • Containment: poly and tape, zip-wall with zipper doors, sealed supply and return registers, and the HVAC off or the return isolated.
  • HEPA vacuum sanding at the source, and a negative air machine exhausting outside where the job calls for it.
  • Texture blended into the existing surface off an approved sample, not guessed at.

Qué hacemos distinto

Sanding dust is fine, light, stays airborne for hours and travels the whole house on the smallest pressure difference. The step most crews skip is the return: a running return pulls drywall dust into the ductwork and redistributes it for months. We seal the registers and shut the system down, and we tell you which layers of containment your job is getting instead of saying we are careful. The join between new work and old is where a remodel gets judged, so the new board is set to the old plane and the texture is sampled on the wall before it is sprayed.

Para quién es

Homeowners opening up a kitchen, taking out a wall, converting a room, or adding on — especially anyone with kids, pets or asthma in the house while it happens.

The eight steps, in order

Servicio

Drywall repair and patching

Holes, cracks, nail pops, lifting tape, a corner that got hit. A single patch is a real job and it gets the whole sequence, just compressed.

Qué incluye

  • Cutting back to solid board, and to framing wherever the geometry allows it.
  • Backing the patch properly — a patch with nothing behind it is a future crack.
  • Paper tape bedded in wet compound on every joint and every inside corner.
  • Coats built out wide and feathered much further than the repair itself, because a hard edge around a patch is visible forever even when the texture is perfect.
  • Texture matched off a sample board hung on your wall next to the repair before we commit to it.
  • An honest statement of what the wall will need in paint afterward, before the work starts rather than after.

Qué hacemos distinto

Two things get said out loud on every repair. First, whether you could reasonably do it yourself — plenty of small repairs are genuinely within reach of a homeowner and we would rather say so than take the job. Second, that paint does not spot-repair: the existing coat has faded, yellowed and burnished, the patched area takes paint at a different sheen, and touching up mid-wall leaves a halo. For anything above a small patch behind furniture the honest sequence is repair, match the texture, prime the repair, then paint the wall corner to corner.

Para quién es

Anyone with damage in an otherwise finished house — and particularly anyone who has already had a patch done that they can still see from the doorway.

Servicio

Texture matching

Orange peel, knockdown, skip trowel, Santa Fe, lace, hand-troweled work — and the honest answer about how close a patch can get to each of them.

Qué incluye

  • Identifying what is actually on your wall, which is harder than it sounds because texture names are regional trade vocabulary and not a standard.
  • A sample board made by the person who will do the work, approved by you, before anything goes on the wall.
  • Primer first, always — it equalizes the suction between paper face and compound so the texture dries at one rate instead of two.
  • Mix, gun, tip, pressure and distance set to the approved sample rather than to habit.
  • Knockdown run as a two or three person operation, because the timing window on a warm day can be under five minutes.
  • Feather-out planned so the new texture dies away gradually across a much larger area than the repair.

Qué hacemos distinto

On a repair the sample board gets hung on the wall right next to the area before we commit to the patch. Ten minutes of scrap board and a test spray saves a redo, and very few crews do it. We are also straight about the ceiling on this: orange peel can usually be made to disappear after paint, knockdown is achievable, and hand textures — skip trowel, Santa Fe, lace, Old World — carry the signature of the hand that applied them. A good finisher gets close enough that nobody notices without being told where to look. Anyone promising an exact match every time is either inexperienced or selling.

Para quién es

Anyone patching into an existing textured wall, and anyone choosing a texture for a new house who wants to know what it will cost them in ten years when something has to be repaired.

Every texture, and how well it matches

Servicio

Smooth coat and Level 5

A skim over the entire surface, so the wall is one continuous material rather than paper face plus compound.

Qué incluye

  • A genuine Level 4 underneath first: tape plus two separate coats on flat joints, one on interior angles, three separate coats on every fastener head.
  • A skim coat over one hundred percent of the surface — knife-applied or spray-applied, named in the proposal so nobody is guessing.
  • A full additional sanding pass over one hundred percent of the surface, with the dust control that implies.
  • A walk of the job after primer and before topcoat, because a bare sanded Level 5 tells you very little and a primed one tells you everything.
  • A high-solids pigmented drywall primer specified, and who is applying it agreed in writing.

Qué hacemos distinto

We will tell you when you do not need it. Level 5 is more work, which is not the same thing as better — a perfectly executed Level 3 under a knockdown is not worse work, it is the right amount of work for that wall. The standard gives exactly three conditions that move a wall from Level 4 to Level 5: paint above flat on the gloss scale, a dark or deep-tone color, or light raking across the surface. Eggshell is above flat. So is a lot of paint sold as matte. If one of those three is true, the upgrade is a specification, not an upsell; if none of them is, we would rather price the Level 4 and put the money somewhere it shows.

Para quién es

Smooth-wall houses, dark accent walls, anything with a sheen above flat, and any room with big west-facing glass or cans set six to twelve inches off the wall.

Level 4 or Level 5?

Servicio

Ceilings, including popcorn removal

Flat ceilings, vaults, soffits and coffers — plus popcorn removal, handled in the right order, on a ceiling that has been tested and cleared first.

Qué incluye

  • Board type checked against ceiling framing spacing before the order goes in: a textured ceiling framed 24 inches on center needs sag-resistant ceiling board or 5/8, not regular 1/2.
  • Board run perpendicular to the framing, wall board run tight up under it so the ceiling is carried rather than hanging on its own fasteners.
  • Control joints and perimeter relief where the standard calls for them, and floating corners where truss uplift is the real risk.
  • Repair or replacement of sagging, water-stained and cracked ceilings.
  • Popcorn removal, the retape and skim that usually turns out to be underneath it, and the new finish.
  • Ceilings finished to the level the new surface actually needs — a Level 5 for smooth, a Level 4 for a new light texture.

Qué hacemos distinto

A ceiling is the worst surface in the house for raking light, so the decisions that matter are made at takeoff rather than at finish. Almost every wavy, sagging ceiling in a 1990s or 2000s tract house is regular half-inch board on framing 24 inches on center that later got sprayed with a water-based texture. That is a five-minute decision when the board is ordered and a full replacement afterward. On popcorn, the cost surprise is never the scraping — it is what the popcorn was hiding, and we put that in the estimate conversation before anyone starts.

Para quién es

Anyone with a popcorn ceiling, a ceiling that has been rained on, a crack that reappears in the same place every winter, or a vault that needs to look flat from a sofa thirty feet away.

Servicio

Insulation

Thermal and acoustic batts in walls and ceilings, installed to fill the cavity — before anything gets covered up.

Qué incluye

  • Batts cut to the cavity and friction-fit so they touch all six sides, rather than compressed at the edges or stuffed around wiring.
  • Careful work around electrical boxes, cans, plumbing and blocking, which is where most of the real-world performance is lost.
  • Acoustic batts in interior partitions — bedrooms, media rooms, home offices, laundry walls, party walls.
  • Perimeter sealing, because a flanking path around the assembly undoes the assembly.
  • The insulation inspected and signed off before board goes over it.

Qué hacemos distinto

Doing the insulation and the board with one contractor removes the most common finger-pointing seam on a remodel: nobody has to argue about whether the cavity was full once it is closed. And the honest note on sound — batts help, but they do not fix a flanking path. Outlets back to back in the same stud bay, a shared duct, a continuous floor: those move more sound than the insulation ever will, and they are worth knowing about while the wall is still open.

Para quién es

Remodels and additions where the walls are already open, and anyone trying to make a bedroom or an office quieter while there is still a chance to do it properly.

Servicio

Garage and ADU work

Garage conversions, attached and detached ADUs, and the garage itself. Small buildings with the full sequence inside them.

Qué incluye

  • Board selected for the room it is actually in, including the separation between a garage and the dwelling, which is built to the assembly on the approved plans.
  • Abuse-resistant board where a wall is going to take a beating — bikes, tools, a cart, a car door.
  • Mold- and moisture-resistant board in laundry areas and anywhere a converted space has a history of damp.
  • The full sequence in a small footprint: layout, hang, bead, tape, coat, sand, prime, texture.
  • Finish level set room by room, because a Level 5 in a studio and a Level 2 in the storage side of the same garage is often the right answer.

Qué hacemos distinto

ADUs and conversions get treated as small jobs and then go wrong for exactly that reason — they have every step a house has, compressed into a schedule with no slack and inspections stacked on top of each other. We sequence them like a small house rather than like a big repair, and we say up front which parts are gated by an inspection so nobody is standing around on hang day. Board and assembly questions get confirmed against the approved plans and the building department holding the permit rather than settled from habit.

Para quién es

Homeowners adding an ADU or converting a garage, and anyone finishing a bare garage who wants a wall they can lean a ladder against.

Servicio

Water-damage rebuild

After the leak is fixed and the framing is genuinely dry, the board comes out to a sound edge and goes back the right way.

Qué incluye

  • Removal of damaged board past the visible damage to a sound, dry edge — water travels further through a wall than the stain shows.
  • Board taken off at a stud line wherever possible so the new sheet has something to land on.
  • A look at the framing, the insulation and the back of the adjacent board while the wall is open, because that is the only chance anyone gets.
  • Mold- and moisture-resistant board where the room warrants it, and a note on why it is not the same thing as waterproof.
  • New board, tape, coats, sanding, texture blended to the existing surface, and prime-ready handoff.

Qué hacemos distinto

We do not start until the source is fixed and the framing is actually dry, measured rather than assumed, and we will say so even when it costs us the week. Boarding over damp framing buys you a second repair and a mold problem in the same wall. Wet insulation comes out rather than getting closed back in. And on an insurance job the scope goes in writing with the drying documented, because the argument about what got replaced always happens after the wall is closed.

Para quién es

Anyone with a roof leak, a supply line, a failed water heater, an overflowed upstairs bathroom, or a slider that has been letting water in for years without announcing it.

Plafones de popcorn

Popcorn removal, in the right order

It is the single most common reason a homeowner in this region calls a drywall contractor, and the order the steps happen in matters more than anything else about it.

Popcorn is a sprayed ceiling texture with a lightweight aggregate in it — historically vermiculite, later polystyrene beads. It existed because it solved three problems at once: it hid the framing, the joints and every finish defect, so the ceiling underneath could be finished to a Level 1 or 2; it absorbed a little sound; and it went on in a single pass. In production housing economics nothing else came close. It went away because of fashion, dust, the impossibility of repairing it, and asbestos. The physical thing to understand is that it is friable — it crushes under a fingertip. That is what makes it easy to scrape and what makes the asbestos question serious.

Testing comes first

Nothing happens before a lab result comes back. We do not take the sample and we do not perform abatement. What we do is point you at a Cal/OSHA certified consultant, and then work on a ceiling that has been tested and cleared — or, where a result comes back positive, go in after an abatement contractor has finished and the area has been released. Removal, the drywall repair underneath and the new finish are ours; the sampling and the abatement are not.

  • California presumes it, and that is the sentence to start from. Cal/OSHA regulation (8 CCR 1529) defines presumed asbestos containing material to include surfacing material — sprayed, troweled or otherwise applied to a surface, which expressly includes acoustical plaster on ceilings — in buildings constructed no later than 1980. So a sprayed acoustic ceiling in a building from 1980 or earlier is legally presumed to contain asbestos until testing shows otherwise.
  • A ban year is not a clearance. The Consumer Product Safety Commission banned asbestos in wall patching compounds in 1977 and the EPA extended its ban on spray-applied surfacing materials in 1978, but existing stock kept getting installed after that. There is no year after which a California ceiling is guaranteed clean. Anybody who tells you the house is post-1978 so it is fine is guessing, and it is not their liability.
  • California's threshold is ten times stricter than the federal one. The general federal figure for asbestos-containing material is more than one percent by weight. California (8 CCR 341.6) defines asbestos-containing construction material as any manufactured construction material containing more than one tenth of one percent asbestos by weight. A lab result of half a percent is not asbestos-containing federally and is asbestos-containing construction material here. A contractor reading a lab report against the one percent figure is exposed, and so is the owner who hired him.
  • Only a lab can answer it. Not the age of the house, not what it looks like, not a home test kit interpreted by a contractor. The way the presumption gets rebutted is a bulk sample taken by an accredited inspector — in California, a Cal/OSHA Certified Asbestos Consultant or Certified Site Surveillance Technician — and analyzed by an accredited laboratory. Cal/OSHA publishes a public lookup of certified consultants. The test costs very little next to the cost of getting it wrong.
  • Your air district requires a survey, and it is stricter than most people expect. In San Diego County, APCD Rule 1206 requires a facility survey for the presence or absence of asbestos-containing materials before the start of any renovation or demolition, regardless of the age of the facility. In South Orange County, South Coast AQMD Rule 1403 requires an asbestos survey report signed by a certified consultant before any demolition or renovation. Both districts require the surveyor to hold current certification, both set notification thresholds around one hundred square feet, and both want written notification ten working days before work starts. The exemptions are narrower than they look, and how they apply to a particular job is a question for the district rather than for a contractor.
  • If the house is pre-1978 there is a second rule stacked on top. The EPA Renovation, Repair and Painting rule applies to work done for compensation in housing built before 1978: certified firm, trained workers, contained work area, no power tools without HEPA exhaust control, the Renovate Right pamphlet handed over before work starts, and records kept. A 1972 ceiling that was painted at some point sits under the asbestos rules and the lead rule at the same time.

Then the work

  1. 1Test first. Nothing else happens before the lab result comes back.
  2. 2Empty the room. Kill the power to the ceiling fixtures and pull the fixtures, fan blades, vent covers and smoke detectors.
  3. 3Contain. Plastic on the floor and up the walls, taped about a foot below the ceiling line so it catches the runoff, doorways masked. In an occupied house we run a negative air machine with HEPA filtration so air flows into the work area and never out of it.
  4. 4Wet it. Pump sprayer, mist, wait ten or fifteen minutes, mist again. Damp, not soaked — saturating the texture soaks the paper face of the board underneath and you will destroy the ceiling instead of cleaning it.
  5. 5Scrape. A wide flexible blade held at a low angle with the corners rounded off so it cannot gouge. Work in manageable sections and re-wet ahead of yourself.
  6. 6Repair what is underneath. Expect torn paper, gouges, exposed and failed tape, and often the discovery that the ceiling was only ever finished to a Level 1 or 2, because the popcorn was hiding everything. Retaping and a full skim is common, not exceptional. This is the biggest cost surprise in the job and it belongs in the estimate conversation before anyone starts, not in a change order afterward.
  7. 7Finish to the level the new surface needs. Smooth means a Level 5 on a ceiling, and a ceiling is the worst surface in the house for raking light. A new light texture means a Level 4.
  8. 8Prime, then texture or paint. Primer first, always — it equalizes the suction so the texture dries at one rate across the joints and the field instead of two.

Two things change the price, and we would rather say them before the estimate than after. Painted popcorn is a different job: the paint seals the texture, water will not penetrate it, and scraping turns into chipping — slower, harder on the board, and much more likely to end in a heavy skim over the top or a full re-board. Do not accept a scraped-popcorn price for a painted ceiling from anybody. And what is underneath is unknown until the popcorn is off, because popcorn was chosen precisely so the ceiling underneath would not have to be finished. Blown-in insulation sitting directly on the board with no attic access, and glitter or mica in the texture, are both common here and both change the work. None of this is legal advice on the asbestos question, and none of it replaces a survey by a certified consultant and whatever your air district requires.
