Reparación de tablaroca en Oceanside

Ten minutes up the coast and the housing gets older and more mixed than anything in Carlsbad. Oceanside is three and a half miles of beach, a working pier, a river valley and about 174,000 people living in neighborhoods built forty years apart from each other, and the drywall reflects every one of those decades.

Lo que hay en las paredes

How Oceanside was built, and what that leaves us

Downtown and South O still hold 1920s to 1940s bungalows, which is a plaster conversation before it is a drywall one — and in a pre-1978 house it is a lead-safe one as well. The postwar Marine boom filled 92054 and 92056 with single-story tract: eight-foot ceilings, sprayed acoustic overhead on a very large share of it, and walls finished light because the ceiling was carrying the eye. Inland in 92057 the tracts move into the 1980s and 1990s with orange peel walls and knockdown ceilings, and Ocean Ranch and Arrowood out at the edge are 2000s production homes now far enough along to be getting remodeled rather than repaired. Salt air and morning damp do the rest. Within a mile of the sand the calls are water: a bathroom wall gone soft behind the tile, a garage ceiling stained from the bath above it, a slider head that has been leaking quietly into the wall cavity for two winters. None of that is a drywall job until somebody has found the leak and the framing is dry — and saying so up front is cheaper for everybody than cutting board twice.

None of the above is a quote. Two houses on the same street can carry different board, different texture and different problems behind the wall, so the number comes after somebody has looked at it — not from a page.

Read the standard first

These pages are picked for what Oceanside actually has on its walls. Most arguments about drywall quality turn out, on inspection, to be arguments about a scope nobody wrote down — so it is worth knowing the vocabulary before the estimate, including ours.
